Estimate Land Transfer Tax Costs

Land transfer tax is a closing cost paid when purchasing a property in Ontario. The amount is based on the home’s purchase price and, in some municipalities, includes both provincial and local land transfer taxes.

A land transfer tax calculator helps estimate these costs early in the buying process, allowing home buyers to budget more accurately before finalizing a purchase.

* How the Land Transfer Tax Calculator Works

Enter the property purchase price and location to view an estimated land transfer tax amount. The calculator applies standard tax brackets used in Ontario and accounts for municipal land transfer taxes where applicable.

* What the Estimate Includes

The calculator provides an estimate of land transfer tax only. It does not include other closing costs such as legal fees, title insurance, or adjustments, which should be considered separately.

Why Land Transfer Tax Planning Matters

Land transfer tax can represent a significant upfront cost, particularly in higher-priced markets across the GTA. Buyers in Vaughan, Markham, Richmond Hill, and Newmarket often benefit from reviewing land transfer tax estimates early to avoid unexpected expenses at closing.

Using this calculator alongside broader mortgage tools and reviewing available mortgage solutions can help buyers understand the full financial picture before committing to a purchase.

For general guidance on home-buying costs, consumers may refer to resources from the Government of Canada, the Canada Mortgage and Housing Corporation, and interest-rate context from the Bank of Canada.

Next Steps for Mortgage Planning
